Clean rooms and friendly staff

We stayed here for 2 nights when using Flagstaff as our base to explore the Grand Canyon and Monument Valley. The room was clean and comfy, with plenty of space. The staff was very friendly and helpful. However, there was not any sound proofing between rooms, so if you are a light sleeper, bring headphones. Our second night, our neighbors had their tv on all night, and we could hear it through the walls. We could also hear the train running right outside our room, as well as the traffic on Rt 66. But aside from the noise, it was a good stay, and I'd return (but with some ear plugs this time).
Overpriced for quality

This place was expensive for the poor quality of the room and property overall. I booked only through reservations.com which included a $19.99 service fee, only to also be charged a $3.00 service fee upon check-in because I had done on-line reservations (they didn't tell me I would be charged this - I just noticed it on my credit card & called to ask about it). Also, although breakfast was supposed to be included, that was a complete joke - basically a couple of store-bought pastries & a couple of small bottles of juice - that was it.
To give these guys a 1 out of 5 is to much should be .1 out of 5

They were so worried about me steeling the iron and ironing board it was sick. The breakfast was trash, the rooms were dated, remote didn't work, Ice machines didn't work, and to top it off I was bit over 40 times by bed bugs.
Old and dark

First issue was a front desk person who came and went vs being available for guests. The room seemed small cause it had oversized worn dark finished furniture. Who needs a couch filling up space? No one! Couldn’t find the bathroom light cause it was ridiculously located by the front door. Lighting in both the bedroom and bathroom very dim. Bed was comfortable for sleep. Breakfast was fine serving wrapped pastries and microwaveable sandwiches. Morning staff on desk was much more welcoming

To start let's just say our room exceeded our expectations. It was spaciously huge with a refrigerator and a microwave. Ample space for our luggage so the room didn't feel crowded. Considering there were four of us, the hot water stayed hot after each shower. Cleaning service were on point. Every morning Irene provided fresh towels and when we returned from sightseeing our room was clean and beds turned down. Thanks Irene you were the best. Armando (Bog) and Sandy are wonderful people. Helpful with suggestions on where to go, what to do and must see. Our group had a grand time. They are located on historic Route 66 and close to walmart, other shopping, eateries etc. There's a view of mountain on the side of the hotel as well as behind it. Our first time in AZ was amazing and Americans Best Value Inn was the best choice for comfort and value. We would stay here again. Armando (Bog) and Sandy thank you again for your hospitality, suggestions and smiles. Our trip was a success.
