The hotel is located in good location with walking distance near the local beaches. The staff was friendly and the breakfast was okay. These were the only good bits.
Room was good size however the tv was very small at only 21.5" which looked tiny when watching from bed. We noticed that other rooms on 1st floor had larger tv's.
The room had night stand only on one side of the bed so i had to use the chair as a night stand. Bathroom door had about 2inches gap which doesnt offer much privacy when using as you can hear literally everything.
Room main door had almost 1" gap which again doesnt offer any privacy as everything can be heard outside.
We were staying for 7 days therefore they should have give us a better room.
We requested full service however only 1 face towel was provided and was dirty so i had to get this to reception for replacement. The sheets were not changed and they were broken in places.
Parking is a nightmare and is charged at £5 per night. Although we were told parking cannot be reserved on few occasions we noticed cones left in various parking spots. Staff is also parking in there as it was noted that main housekeeper had her car in there. I was avoiding using the car just to keep a parking spot. There is parking on the back too with no space for turning around with a larger car. Drivers were often parked outside white lines and werent told to park properly. There was a van that literally occupied 2 parking spots for 3 days. This is poor management by the hotel staff as spaces should be managed and utilised depending on the car size. Allocated spots will work better.
The view through the window was like from a horror movie.
The gym is actually for cardio only, so a big dissapointment if you want to lift weights.
We requested late checkout however our room card stopped working at 9:40.

We, as group of 8 , have just returned from a 4 night stay at Kilbirnie Hotel. We were very pleased with our stay and found the accommodation clean and tidy bearing in mind that it was only a 3 star. The location was good, very near to town and the hotel facing the beach so very convenient to go for a stroll on an evening.
All the staff were extremely polite and helpful. The kitchen staff were very friendly and always had a smile. Nothing was too much trouble for anything we asked and always tried to help.
We would like to say thanks to Monica who looked after us majority of time. She is truly a star.
Asian vegetarian evening meal would have been great, but never mind.

We travelled by coach from Yorkshire for ten hours to find this jewel in the crown. From the moment of arrival to our departure we were treated as five star customers, nothing was too much trouble, the staff from the General Manager to the pot washer were all 100% customer focused, the standards of cleanliness were brilliant the meals were all very tasty very well presented and served with a friendly smile. Top marks to all the staff who catered for our needs, the bar staff who knew what he was doing with every drink served, well done Daniel, the receptionist who donned her very best frock and picked up the microphone after her shift to give us a great nights entertainment, The general manager who was impeccably dressed throughout our stay who ran a very tight ship and has very high standards.
We have no hesitation in recommending this hotel, every time.

We have just returned from our stay here and will definitely be back!
I’ve seen reviews on here about a lack of parking - however we didn’t have any issues and there was ample room. Beware though you do have to pay for parking separately.
First impressions inside the hotel were really good. The reception area is welcoming and the staff were really friendly and helpful during check in.
As we made our way to our room, it’s clear the hotel is almost separated into 2 areas. If you are lucky enough to have a room with a sea view at the front, you will experience plush grey carpets and better quality rooms. Unfortunately we were at the back of the hotel which is a little more dated. We also had the dreaded view of the derelict hotel next door. (This is a shame but clearly out of the hotels control). I can honestly say the view / a few pigeons flying around, didn’t affect our stay at all. The room was clean, well equipped with everything we needed and the bed was super comfy! The shower could have been a bit more powerful but it was ok once we got used to it.
We used the pool. It’s small but clean and we enjoyed the time we spent in there.
The breakfast is lovely with clearly good quality ingredients. We also had dinner a couple of times which was nice and really good value at £19.99 for 3 courses.
The location is fantastic! You can walk out and 5 minutes later be on Tolcarne Beach, or Lusty Glaze if you walk in the other direction. It’s a good central location and easy to get into the town centre.
But what makes this hotel is the people who work here. Everyone was so friendly and helpful. We would especially like to mention the following who really stood out:
Monika in the restaurant, nothing was too much trouble.
Philippa - also in the restaurant - my coffee cup was never empty!
Katherine who works on reception but is also a fantastic entertainer!
And of course Dan who works behind the bar - fun and chatty!
So thank you to the Kilbirnie for making our stay in Newquay one to remember 😊
Dirty and pigeon poo everywhere

Please be careful when booking this hotel. We had just one nights stay but didn’t want to even stay one night.
We got to the car park and struggled to get into the space. It was so tight. We couldn’t get our car out at night to go and get food and had to wait until some cars had left the next morning to get out.
The reception was pleasant and first impressions in reception were ok. The staff were very pleasant.
We then got to our room which didn’t feel clean. The bedsheets had marks on. There was pigeon poo all over the window and many pigeons gathered outside. The kids were desperate to get in the pool so we took them down to the indoor pool which was fine. They then wanted to use the outdoor pool but there was pigeon poo everywhere all over the floor and loungers, so unhygienic. I don’t know how the hotel get away with this????
We then went for a walk and realised why there was so much pigeon poo around. The hotel next door is derelict and is home to loads and loads of pigeons. It made me feel so uneasy especially as we had our young children with us. Pigeons carry so much disease.
When we came to go to bed had to have the windows shut so as no pigeons came in. The room was very hot. Got no sleep due to not being able to have the window open and even though we had the window shut the pigeons were making a terrible racket all night. We paid £270 for a night in this awful hotel!!!
Please stay clear.
