Stayed for 5 nights due to price and location. It was 50th birthday celebrations. I has a wonderful time in edinburgh lots to see and do. Hotel on arrival staff was exceptional so helpful. As the days went on staff were none engaging, expect young girl that did reception and bar. Room was OK a bit worn. Tiles in bathroom were loose and grout stuck to bare feet and brought in to the room. This made going to the bathroom interesting. Breakfast was poor. A bit of paper to tick what you want for poor selection. Cold offering we had to ask but staff couldn't tell what was on offer. Ordered dessert one evening, which was like rubber, clearly put in microwave yuk. No house keeping the whole time. No fresh towels, toiletries, cups, coffee, tea, milk, etc. We had to give 24 hour notice for housekeeping. Still waiting for them to arrive.

Stayed here for one night on our tour of Scotland. Hotel was in a decent location with the tram stop outside with easy access further into the centre or the other way to the airport. Yes some features in the room are dated and unusual ( light switch for bathroom by front door) but it’s an old building and for the money we paid provided good value. Breakfast was good and hearty and the staff we met were all helpful , they even offered us some free drinks to help celebrate our mini moon tour. Would stay here again when returning to Edinburgh

Stayed here for one night, for a reasonable price. That’s possibly the only benefit. The bed creaked ridiculously bad with the slightest movement - so much so I woke my partner in the middle of the night from moving. I know the floorboards can’t be fixed as easily in an old building - they’re squeaky too but more understandable than the bed. The bedside tables were dusty behind the lamps and the carpet just looked unclean. The furniture looks a bit worse for wear with bubbling and peeling, creaking wardrobe etc. The room itself was more modern than the bathroom which was a real let down. Looked very dated and barely clean tbh, had hairs on the ledge before we had even set foot in the shower. Handy location but needs a serious revamp / clean. Can’t fault reception staff. Very accommodating.

We stayed here as part of a weekend couple city break for my 40th. The hotel is modern in some parts and dates in others. Needs to be refreshed and refurbished in some areas. Room was average. Clean but dated and worn. Bathroom a clean but dated. Hallways were dirty. Dirty plates were left outside several people’s rooms for the full duration of our one night stay which we found strange that no one had taken them away. It is a good 20minute walk to Edinburgh centre which we didn’t mind. It was really busy. Apparently the hotel has four bars. We found one and a function room. We struggled to get a drink and sit in the bar due to lack of seating. We ended up getting a drink and going to our room. Breakfast was ok. Cold buffet with fruit, toast, croissants, cereal, basic ham and cheese. Hot buffet - full breakfast options. Overall. Cheap and cheerful. If you get a good room rate it’s clean (ish) and comfortable.

Booked a last minute half board 2 night stay with booking.com Got a free room upgrade and a good discount. Checking in was ok but no information about breakfast timings, what was included from a dinner perspective or check out. As part of booking got a upgrade to a king room…. Disappointing and would hate to see a standard room. Very very tidy and old. Dirty stains on seat and carpet (see pictures) bed rock hard, hairdryer took some persuading to work. Wood furniture in room all cracked, worn and bubbled. Bathroom not great, door chipped all along the bottom. Shower great and hot 👍 Only 1 plug at desk accessible plus 2 by large mirror, no plug near bedside. Lamp fittings very dusty. Not impressed with the room at all! Bar and food great, lovely lady served us both days, great service. Food was a nice choice, 2 courses included in the half board. Big portions and hot and fresh. Bar prices not extortionate either. Breakfast good too with big selection of hot and cold. No moans about anything outside of the room. Did what we needed and great location for wandering around Edinburgh. Wouldn’t return but solely because did not feel the rooms were good value for money at all. Refurb or even lick of paint needed
