We had a wonderful time at the resort. Everything was clean and neat and the staff was wonderful. If you are coming to hot springs this is a good place to stay. The lake is very pretty and there is lots of hiking and mountain bike riding now.

Had a 2-bedroom unit on bottom level. Could hear footsteps from above but overall not an issue. Unit was large, kitchen facility stocked for our needs. Have to drive to this lication from check in / lobby. Lake Hamilton very nice area to stay. Would stay here again.

Could have been better. Liked the location, but the room and bed could have been a lot nicer. The pillows were terrible but they gave us better pillows when we asked for them but I feel they should have already been on the bed.
Weird unit layout

Sun Bay Resort on Lake Hamilton in Hot Springs, Arkansas, is in a great location and has good lake views from each unit. We had what I guess you would call a studio plus lock out. The only bed in the studio part was a murphy bed in the living room. The lockout had 2 bedrooms but no kitchen. How would that work if that was all you had? It was okay for us because we were just 2 people but I thought it would be awkward for more. The galley kitchen was so small that to open the refrigerator you almost touched the counter opposite. No room for 2 people. The drawers were not clean and the bathroom in the studio side had a moldy shower curtain and mold on the ceiling. At my request the resort did replace the shower curtain. I didn't feel that the place was as clean as it should be with a covid epidemic. Staff did not wear masks. The place is very old and I guess at the point where bringing it up to date would be a massive undertaking.
Older property but well maintained

We stayed one week in the Condos, and one week at Lodge. The Lodge is the older property. Condo is more spacious and nicer. There is no green space to walk by the lake, but beautiful lake view. Garvin Woodland Gardens very beautiful, downtown Hot Springs nice variety of shops. The Ohio opened in 1905, great Reuben and salad with chicken good.
