Reasonably well located, 5 mins from beach. 10 - 15 min walk to town. 10 min walk from Village mall. Staff were friendly, place was clean. Room was kept clean. Had a balcony and a sufficiently large room. We were on 1st floor. I beleive rooms on 2nd floor are larger but without a balcony.
Did not eat here. Ate one breakfast at kite surfing shop at start of street, which was good. Thai breakfast at Village mall only cost 90 baht for two, coffee was extra. Owner is Swedish and speaks excellent English. I would stay here again.
That hotel was up to our expectation and we will stay here again...

Well, when we checked in and we were escorted to our room which was at the top floor. The first impression was "Oh No". Cause that was not the room we were expecting and that room was never in the picture of the hotel house. It was a small room with a low roof. The air conditioner wasn't working as well. Then we contacted the staff and they gladly upgraded our room without any charges.
We were given a big room at the first floor which had a balcony. The room had everything we wanted. The air conditioner was working really good. The hotel is near the beach... just at 3 minutes walking distance. Though the swimming pool is outside the hotel and it's a communal swimming pool that means the other hotels or guest houses guests in the same street could also use it. There are restaurants at and near hotel. Other tourist attractions are not very far from the property.
We had to go from Hua Hin to Pattaya after checkout.. There is a fast ferry service introduced from this year. It's very fast if you want to get to Pattaya, you would reach Pattaya in just 2 hours. That ferry pier is not very far from the hotel and that Ferry pier is at Khao Takiab, you can get there by a private taxi or Tuk tuk paying 200 baht. and the Ferry fare was 1200 per person but we got business class ticket which was around 1400 baht...The Ferry is the best option to get to Pattaya, otherwise if you go by bus then its gonna take around 6 hours.. We really enjoyed our stay here, the staff is super friendly and they always welcome you with a smile. it's highly recommend to stay here if you are on a tight budget. And Yes, you can also hire motor cycles from next door hotels.

Tucked behind a row of shops on the main Petchkasem road, this place could certainly do with some decent signs as it's not easy to spot.
That said, once there, the accommodation was reasonable with relatively comfortable beds and decent facilities. All of the rooms are on the upper floors however so if you have any trouble climbing stairs, then this place is not for you.
Parking is very limited.
All in all, a fair nights sleep at a decent price.

situated among a street of budget hotels with a communal pool at the end of the street.
we found this place to be ok and very good if your on a tight budget. breakfast not included but cost only 105 baht for eggs and bacon, toast and juice. very close to the beach only a 2 minute walk. overall not to bad would stay here again.

My sister and I stayed 3 nights at A&B. It is situated in a street of budget hotels with a communal pool at one end of the street. We had a comfortable twin room with balcony, air-con, fridge and wifi. Breakfast was available at extra cost, but we ate at Thongpunta Cafe around the corner - they have good coffee and breakfast (closed Wednesdays). A&B is only a couple of minutes walk to the beach. Market Village across the main road is a shopping mall with a really good food court downstairs. Tuk tuks are available on the main road to take you to the town for markets, restaurants, shopping. The staff at the guest house were very friendly. The atmosphere was cheerful and we enjoyed our stay here.
