100%, Top Marriott Quality property with staff who display genuine hospitality. On a sold out weekend for KU parents weekend, and the Duke v KU game, this hotel kept up with the pace and delivered clean, cool, and restful rooms. The bathrooms were clean, the sheets were fresh, the full breakfast was well stocked, and the coffee was always hot. This is my 3rd stay, but over the next 4 years it will not be my last. I also learned some great history about the property which the friendly GM shared with me. Keep up the great work.

Some good and some bad here. The good: Great location just off the end of Mass St. Friendly desk staff. Nice, large bfast area. Room good size. Bed pretty comfortable. The bad: older property is pretty beat up. Room was clean in parts, not in parts. Super dusty luggage rack. Dust a lot of areas in room. Actual cobwebs at window. See pics.

Pros -Staff. Everyone was very nice -View -Breakfast Cons -Tub. We had a slow drain, meaning there was standing water in the tub while we showered. I reported it to the front desk, but no one came to clear the drain. Hotel was fully booked so we had to just deal with it. Gross. -Pool. Ice cold water. Hot tub jets didn't work. Wheelchair assist lifts didn't work and were rusted. One was stuck in a position hanging above the water of the hot stub. Rusted and eroded, though painted, baseboards. Again, gross. This is why we were eager for maintenance to come because we wanted to shower. With 30 years in the field, I can tell that this building has been neglected. Maintenance is usually one of the first to get hit with budget cuts. I will never bring my family here again.

I have stayed here in the past and some rooms are nice. I used my points this time and was put in an old room that was not clean...furniture dirty and dingy. Was it because i used points? I asked for a late checkout and was refused...and ,when i asked for my room to be cleaned at noon, they said my request was possibly too late. I do not recommend this hotel anymore.

This was just a 1-night stop on the tail end of a 2-week road trip around the center of the country. It was interesting to check in, and then go DOWN one floor to our room. (The hotel is built on the side of a hill sloping towards the river. We took a stroll along the river walk while we were there. Breakfast was complicated by COVID-19 response, but the staff worked really hard to minimize any discomfort. While checking out, I mentioned that the "Googly Eyes" on our room sign were cute. The reception looked shocked and frustrated and replied, "Still?!? I've been trying to figure out who has been doing that randomly throughout the property for the past week or so!!" I LOVED THIS! To me it means that either they have a long term guest, OR one of their staff is pranking their leadership!! Probably not as fun if I was the manager, but I thought it was harmless and cute!
