Pros: -Location - honestly this is the best part. You can get to Palm Canyon drive in a < 5 minute walk. You are really close to tons of shops and restaurants. -Valet system worked great but it was off-season -- valet is part of the 'resort' fee. I personally think they are very transparent about the resort fee now. -Check in was really easy, and because our room was available they let me in early, it was really nice! -We got a premium room-- it was updated with very cozy bed, nice tv, nice balcony (looking onto parking lot but I didn't pay to look over the pool) -Our room (in the mid-220 room numbers), was very quiet at night and far away from the nightclub on site -There is a nice pool with plenty of seating in mid-march, and a hot tub. Both seemed clean. There was a bartender at the pool on Fri-Sun when we were there, not sure about other days. -There is a small theater, so check if the show is something you'd like. -The shuttle from the airport works pretty well, you just call the number on the website for the front desk and they send them out to you at the flag pole across from baggage claim. Cons: -Biggest con is the sewage smell most of the day in the lobbing Fri night-Sun. It was not there Thursday, so it makes sense that some of the business travelers in other reviews did not mention it, but the weekenders did. It's sad that this has been going on for at least 6 months based on online reviews and nothing has been done about it. It smells like sewage is coming up through the pipes somewhere in the lobby (but not in the lobby bathrooms which is interesting). It permeates the open-concept bar/lounge area so it's really unpleasant to have a drink there. It did not smell in our room which was far from the lobby. -Pool party was a little strange-- could just be it's not high season yet. We paid for tickets but never had to show them. There were lots of kids in the pool which seemed weird too. The main activity is that there is a DJ and a server going around to the chairs. I think they may charge for the cabanas and have you sign up for them during high season. -The faucet handle kept falling off of our shower-- it worked still but it was a little annoying. This was probably just an issue in our room but it seems like housekeeping would catch it. -The soap they give you is a wafer -- don't be afraid to ask for more soap or TP though. -They have a policy that they don't clean the rooms unless you ask and also stay a minimum number of nights -- doesn't bother me but for $500/night some might not like that.

Excellent location to walk anywhere you want in Downtown Palm Springs. We felt incredibly safe walking and it was easy to get an Uber if needed. The hotel bar and lobby was lovely. Perfect place for fun or business! And only 10 minutes at most from the airport!

Awful, horribly disappointing, could care less about customer service

This is my worst hotel experience ever. DO NOT STAY here! We paid $600 a night for a crappy tepid shower where I was freezing and had to crank up the heater to stay warm. Gardner with a super loud leaf blower came at 7:30 in the morning on weekend and holiday. We called and asked nicely about these issues they told us that’s just how it is. They don’t care because they will just get money from travelers who will continue to book online. I’ve never in my life been motivated to write a negative review, this is my first negative review ever. I usually believe in only writing positive reviews, my experience here was that disappointing. You may be thinking that I’m just picky it can’t be that bad- I feel the need to tell you I am an anthropologist I have lived in the jungle for months in India with no running water, I’ve traveled across oceans on a very very small sailboat with no hot water and no showers for weeks, I’ve hiked the Himalayas without showering sleeping on straw beds. I could go on. I’ve stayed in more accommodating places for $25 with a bucket to wash myself in. DO NOT STAY HERE!

I Was Expecting Worse...

To be honest, I was terrified after reading most of the other reviews here. Staying somewhere else than the group I was with wouldn't have come off so nice, so I just decided to jump in head first. Long story short, it wasn't as bad as I anticipated. For me, the staff were friendly, helpful and in one instance, proactive. I didn't notice any weird or off-putting smells anywhere. The rooms and the bathrooms are large and quite wide. The location is ideal, close to the heart of downtown, shopping, restaurants, LGBTQ nightlife and late night eats. I didn't find anything unclean, gross or overly rundown. The beds are comfortable. A few of us has minor maintenance issues in our rooms. I answered their text message about having any special requests with "I would not like a ground floor room." I got a ground floor room. (I know requests aren't guaranteed, but everyone else was on a higher floor. I didn't bother to fight it; it was fine though). My room didn't have carpet, which was a bit surprising after perusing the website, so not sure if that's a ground floor thing only as the other rooms on higher floors I saw did have carpet. I imagine some would prefer the no carpet option. You aren't able to charge drinks at the lobby bar to your room. Not a big deal, but odd in today's advanced world. I can't speak to the restaurant or the pool area. I'm not sure if the restaurant was even operating, unless it was just a really, really slow weekend. The decor and overall feel/vibe of the hotel is kind of hodgepodge, maybe like it has an identity crisis, not sure what it exactly wants to be. The hotel has an old shell, with some effort made to make the inside of the shell a bit more shiny. But overall, it was better than I expected after reading all the reviews here. Was it worth the higher price??? (About $660 total for two nights in mid-December?) Ehhhh well, the location might save you from Uber fares if you plan to be downtown a great deal. For the purposes of our group for a quick weekend, it was super convenient. Would I stay here again? Maybe, if the price was right or not any higher than what I just paid, I'd consider it.

Expensive and run down

First - beware the hidden resort fee - it's another $40 on whatever you pay for the room. The whole place has seen better days. Or maybe not, maybe there were never good days. It's grim and dirty, the staff are rude, the hot tub is a petri dish. Great location though!
