n brief: the Booking.com qualifies as a non-arrival, a late (for 1 hour) coming to the hotel, and deprives tourists accommodation for fully paid for three days.
The owner of the hotel didn’t pay attention to force majeure, qualified my late (for 1 hour) arrival as a non-arrival and accommodated other people for my prepaid apartment (despite of welcoming to stay for 2 nights several hours ago).
So she took all the amount from me and unfairly accused in some actions I didn’t do, took my private information from the other hotel I stayed in.
Hello guys! I want to warn you about the strange behavior of the hotel Morelli’s owner and about the rules of checking-in, so that you could avoid my bad experience.
I booked 18.10.19 on non-refundable rate 3 nights in the Morelli for me and my daughter. I notified the owner about our plane’s arrival. It was October 19, 2019 at 14.40.
At 15: 00 we got in line to pass the border, worked a small number of windows to pass passengers about three planes. We left the airport building at around 17.00.
At 18.00 we arrived at the hotel. And with a surprise realized that the door is closed and we are alone in the dark street. Unfortunately my telephone didn’t work and I couldn’t connect to the owner of the hotel.
Now that post factum I read the rules of the hotel. Trusting the positive reviews on the hotel on Booking.com, and the fact that it is not an apartment, namely the Hotel, I didn’t got acquainted in details with it’s rules, and at the time of arrival, I did not know that the hotel is open only 3 hours from 14.00 till 17.00, and that check-in at 18.00 is impossible.
I admit that due to force majeure, I was late for an hour. In any contract, force majeure must be provided.
At 18: 00, my daughter and I were standing in front of the closed doors of the hotel. In absolutely deserted quarter. One Italian took pity on us and let me make a phone call.
I dialed the number of the property owner.
When the hostess said that we were late, and that we have no rights to staying at her apartment for this night, I was in a state of shock.
I asked for the cancelation without a fine but the owner rejected to do it.
The booking.com managers noted that “probably you will not be able to check-in today but if you want to stay for the other 2 nights the property is welcoming you from 10:00 am on” – quated.
The next day we came with bags to the owner, she opened the door to us only at 11.30 (late for 1,5 hour). The owner of the hotel told us that unfortunately she accommodated other people for those nights. But how could it be! She invited us to come in the morning, several hours ago to stay at her hotel.
Me and my daughter were very impressed of such behavior and I was absolutely shocked when the owner wrote the Booking.com managers that somebody saw that I wrote obscene words on the door of the hotel (she wrote the letter 20 minutes later after we left the hotel, and her door was clean at this moment). It was so unfair!
Moreover, she asked the hotel where we stayed our private information – the copy of our passports and despite the General Data Protection Regulation (EU) they gave those copies to the hotel Morelli owner.
Earlier, I visited with my family a huge number of countries, including Italy. My status on Booking.com - genius of the second level. I never had any bad experience with any of the hotel.

The host, Giulia, is a marvelous person, helpful and courteous, always willing to help.
The property very clean, close to Barberini subway is a perfect location. Amazed by the amount of things you have in the room, snacks, cereals, milk, cookies, coffee.... want some more? You find some in the lobby also.
My place to stay in Rome from now on!

The best B&B in rome! We definitely recommend this B&B and if we’re coming back we’ll definitely stay here a second time.
The room was really nice, good cleaning, nice beds, good breakfast and a really nice balcony. And good location. Julia is fantastic and she is really helpful to make your visit as good as possible.

We stayed in a triple room, it was quite big and comfortable. I need 2 things when I travel--location of hotel and cleanliness. And this two factors I found here. My mom has a knee problem and we couldn't walk much. All main visiting sights were very close to hotel, so she didn't feel any problem. Special thanks to Gulia, the owner, who was extremely helpful. We had a little problem once in the evening and she came immediately to solve this. There are many nice restaurants near by, neighborhood is quite. I will definitely stay in this hotel next time and highly recommended already to my friends. If you need simple, budget, homey hotel with good location--this is what you need!

Central location. very clean and comfortable .First impression was confusing as on arrival the B&B is hidden away on the 4th foor of a commercial building. Owner was so helpful and caring. Would recommend. If ever going back to Rome would consider staying here again.
