I booked this b and b for a trip in October and the management took the whole price of the reservation from my account even though it stated free cancellation. Worse off they expect to keep this money and you need to still pay whole amount in cash on arrival. They claim they will refund you money taken on booking when you checkout!!!!! I have travelled to many countries and stayed at many hotels and never has this happened before. Absolutely unacceptable. Couldn't manage staying in hotel with such dodgy policies and have cancelled and only hope that get my money back.
Stay away - Shady management

Do yourself a favour and avoid this place. The manager, Andrea lies and could care less about his guests. I booked three nights from May 11-13th. I got a message from an employee named Tiziana asking me what time I would be arriving. I told her I would be there by 2300 as that was when I was arriving in Rome. She wrote me to say that was fine but I would have to pay a 15 euro late check in fee which I agreed to. A few days before my arrival I got a message from Andrea telling me I had to arrive by 2100. When I wrote him to tell him I had made arrangements with Tiziana to check in at 2300 he told me there was no such person who worked there by the name of Tiziana even after I sent him a copy of my email correspondence with her. He said I had to check in by 2100 and that was final so I had no choice but to book another hotel for that night and then transfer the next day to his place. Had I been told right from the start that I couldn't check in at 2300 I would have cancelled my reservation but it was too late according to the website conditions. When I checked in the next day, I discovered from the woman who worked there that Andrea had rented the room I paid for the night before to someone else so he made double the amount of money on that room. I also had reason to believe the woman who checked me was working there illegally as I am familiar with the Roman hotel trade. When I complained to Andrea and confronted him with this, he suddenly became cooperative. I think this place should be delisted from hotels.com until they improve customer relations or get rid of Andrea.
I liked it!

It was really pleasant time in Rome. Not only in the city center, but also in my room! Staff was kind and open, room cosy, good access to internet, metro station very close and breakfasts were in bar very close to BaB - real Italian one :) Great coffee, warm and fresh croissants ;)
Don't do it

According the the listed description of the room, we had a balcony suite with AC. Upon arrival we did not get either. Management was informed of the situation and did nothing to correct it. We were informed AC could not be turned on until the 20th of June due to certain laws, which would not have been a problem if it would have been included in the description. Also, as the name implies this place is a bed AND breakfast. They give you a card so you can walk a few blocks down to a cafe and get your free breakfast. It was our first time in Rome, the girl who let us in never even gave us a proper welcome and she seemed bothered when we asked for directions to the metro. We had really high hopes for this place, but their lack of customer service, ethic and friendliness was disappointing. I gave them a 2 out of 5 because the location was great, 5 min walk from San Giovanni metro station and the WiFi was strong and fast. Save yourself the trouble, go elsewhere. Rome has a lot of B&B that are far better than this.
