Dirty, sticky, loud RESIDENTS (not guests-residents), slamming doors and running around all night. The front desk knew exactly who we were calling about when we reported these people at midnight on a Monday morning but did nothing. NEVER, NEVER AGAIN.

We booked a room with 2 queens, arrived at 7pm after a day at Canobie Lake and they said the room wasn't available because there was a lot of people requesting the same type of room. They offered 1 king and a pull out sofa. After going back and forth with staff I was told it was pretty much first come first serve when there's high demand for those rooms. Seriously what's the point of having options online?!?! There was no communication before arriving that the rooms were not available. He ended up finding us one with 2 queens that smelled like air freshener and cigarettes even though the property is "100% non smoking" and ashes all over the chair. I told the girl at the desk and she said it's no smoking but people do it anyways. The few towels that were in the room had stains (probably left over from the previous guest) and hair in the shower that's definitely not mine. I'm guessing they threw the room together quickly knowing I was upset about the rooms being double booked and offered that to me. I called corporate and they said next time to call to confirm the rooms before coming. I did that anywasy to confirm my reservations before knowing I would have this problem and was told it was all set. The breakfast options were very limited and not alot available because the "breakfast shipment never arrived that morning". Options were chocolate/ apple muffins few fruits, and yogurt and few breakfast bars. The coffee make was broken.Don't stay there unless you're ok with not getting the room you book because you'll never know what you get when you arrive. Also your room might smell of cigarettes and you want just grab/go breakfast if there's any left before other guest take it.

I believe my survey sums it up. Looks very nice, but meets the bare minimum for a four day stay. Not handicapped friendly, no safety bars in the bathroom, very high step up into the shower, very low toilet makes it difficult to get up off the toilet. Only stay if you like living out of your suitcase. You need to call the front desk from your cell phone and pay for a long distance call. Our room was booked for three adults and only one set of towels were provided. Go to the front desk to request more towels.

Great stay, clean rooms, great service, perfect location for Canopy Lake Park! The pool area could use a little attention, but overall everything was great. Well definitely stay here again on our next trip up!

The staff seemed overall annoyed The room was relatively clean but the bed was sunken in and so uncomfortable. We went on a 90 degree day and was looking forward to a dip in the pool. But the pool was incredibly small and incredibly dirty. There were dead bugs all through it and debris from the trees. I would suggest paying a little extra and staying across the street. I wish I had.
