The staff was courteous, but the pool was closed, the toilet in our room stopped flushing, and nobody was at the front counter for checkout. I think they’re probably under-staffed. A pretty under-whelming IHG property.
This place is awful

We stay at a lot of IHG properties, and this is probably the worst Holiday Inn Express I’ve ever seen. The front desk clerk was very sweet, but the hotel is in pretty bad condition. The walls are scuffed, the beds are visibly sagging in the middle, and there was even a hole in the wall behind our door. Those things are ugly, but they were nothing compared to the state of our sleeper sofa. It looked ok upon arrival, but when we folded out the bed, I was simply stunned. The mattress was ripped and coming apart all the way down one side. The batting and springs were literally hanging out. The frame was coming apart, and there was nothing to hold up the mattress on the bottom corners. We took the mattress off the frame & put it on the floor because we were afraid it would completely fall through if our son slept on it. He ended up in bed with us because the springs poked through the mattress when he tried to lay on it. We thought that maybe our room was the exception, but when we checked our daughter’s room, which was right next door, it was just as bad. I couldn’t believe it! The guest laundry was nice, one washer, one dryer. The pool was pretty bad. It was so hot in the pool room that you couldn’t stand to be in there. The granite was coming off the wall in our shower & the tiles on the bathroom were broken or coming loose. My husband is Spire Elite with IHG. We have stayed at many, many IHG properties. This one is an embarrassment to the chain.
Really really bad.

This place is in a modern building. That is about as far as I’m going to go. The interior is bad. There are marks on every wall in the lobby, and it is really a dump. We need to choose a hotel for the return trip after Christmas, and this one is FAR from an option. I think we’ll try the Hampton Inn next door. It is not worth the premium markup. My wife mentioned that we will not be using IHG anymore, as they aren’t as good as they used to be. This is our second less than desirable stay at a HIX in four days. The two poor stays were bridged by a pleasant stay at the Hampton Inn in Enterprise, AL. I once held top tier loyalty status at IHG. I will not be pursuing that anymore.
Bordering on average

This hotel has some pretty glaring issues and overall, the entire property could use a major freshening-up or total renovation. But, if you’re using it as a pass through, it’s more than enough. It has Tesla charging in the back!! So that’s a plus for Tesla drivers !!
Very comfortable bed, good rate. Great if you just want to sleep!

My husband and I were on a long road trip and just decided that Sleepwater was as far as we could go in one day (from Taos,NM), so as we were driving that evening, I found a good rate for this place and arrived just a few hours later. When we came in, we had to wait a little while for someone to come to the desk (which also happened on the way out). Check in took a little while and the charge was more than I expected, but the clerk explained it was a deposit type thing and that would be refunded if there was no damage to the room. I would have preferred to be told that in advance, but ok. The bed was super comfortable, which was great since we were tired from being on the road all day. Other aspects were so-so: the WiFi wouldn’t accept my email and I didn’t want to join the member club...is that required to use it? There was a top part missing on the toilet seat which made it wobbly. I took a photo the next day to show the desk clerk since I didn’t want to be charged for the damage. (She was kind and the “deposit” or whatever it was was refunded as initially promised.) There was no cream or sugar with the coffeemaker, and the breakfast was so-so, not very warm and few gluten free options or many options without cheese. But again, if you just want a good night’s sleep, wow. I’ve stayed in a fair number of hotels, and this one stands out for basic comfort. The room temperature was good too, the a/c worked well and cooled the room, and we didn’t hear any noise. And I do appreciate being able to make arrangements on such short notice. We drive from Texas to Colorado from time to time, and despite the drawbacks, I’ll certainly consider staying there again.
